Bradshaw Henderson Lettings are a Wirral based independent Property Letting company covering the Wirral Merseyside and Cheshire. We aim to fill a niche in the market for landlords and tenants who prefer a more personal service.

Information For Tenants
Finding a Property
Our personnel are specially trained and equipped to assist Tenants to find properties to rent that will meet their needs. We maintain a database of properties available to rent and of prospective tenants and their requirements. As properties become available, our first action is to contact waiting tenants on the database, whose requirements match the property. Typically, properties to rent become available about two months before occupancy date, so where possible It is advisable to start looking early.
Viewings
Having identified a suitable property, we will arrange a viewing. This will be at a convenient time for you. All viewings will be accompanied by a member of staff, who will be able to provide advice and answer any questions you may have.
Offer/Application
Having found a property, you will need to complete a written application form. On application a reservation deposit will be required. If we or the landlord decline your application it will be refunded. It will however not be refunded if you decide not to proceed for any reason, or if the tenancy fails due to incomplete or inaccurate information provided in the tenancy application.
References
We will take references on behalf of the landlord. Normally these will include your employer, any former landlord and a character reference. A credit check will also be undertaken.
Rent
Rents are normally quoted on a monthly basis. In addition, the tenant is usually responsible for Council Tax, Water Rates, Gas, Electricity, and Telephone costs. Rents are payable by standing order to our company bank account monthly in advance.
Deposit
A deposit is normally required prior to occupation. This is normally equal to one month’s rent. Where we are managing the property, the deposit will be either; a) held by us or covered by insurance, or b) forwarded to the government authorised custodial body.
The deposit is held to cover any breakages, damage, rent arrears, or other tenant liabilities. We will check the property in the presence of the tenant at the end of the tenancy, to asses any damages or deductions due. Please note that the deposit cannot be used by the tenant to cover rent.
Administration/Agency Fees
A fee is due prior to the start of the tenancy to cover the tenants share of administration costs, including preparation of the tenancy agreement and any legal notices., referencing and credit checks, and check in and check out
Information For Landlords
Standard Management Service
- Provide a rental valuation of the property, offering advice as required.
- Advertising, selecting tenants, arranging and carrying out viewings, obtaining references.
- Preparing and signing as Agent for the Owner the tenancy agreement in accordance with the law.
- Preparing an inventory to include the condition of the property at the charge indicated in the fees section.
- Advising on and assisting in the transfer of utility service accounts.
- Collecting and holding a security deposit in accordance with current legislation.
- Receiving ongoing rental payments, preparing and forwarding to The Owner and/or their accountant financial statements on a monthly basis, and remitting the balance of rental payments within fifteen days of the due date, provided the same shall have actually been received.
- Making payment of certain regular outgoings provided the agent has agreed to do so separately in writing and that sufficient funds are held in credit by virtue of paragraph 7 above.
- Advising on and ensuring compliance with the Gas Safety (Installation and Use) Regulations 1998 with regard to the inspection, maintenance, and keeping of records in respect of gas appliances in tenanted premises, The Owner being responsible for all costs involved.
- Advising on and ensuring compliance with the Furniture and Furnishings (Fire) (Safety) Regulations 1988 (amended 1989, 1993 & 1996) with regard to minimum fire resistant standards of specified items supplied in the course of letting property, The Owner being responsible for all costs involved.
- Advising on and ensuring compliance with the Electrical Equipment (Safety) Regulations 1994 and other relevant legislation with regard to the condition and safety of electrical equipment and appliances in tenanted premises, The Owner being responsible for all costs involved.
- Advising on and ensuring compliance with the Disability Discrimination Act 2005 with regard to the property, The Owner being responsible for all costs involved.
- Advising on and ensuring compliance with the Housing Health and Safety Rating System (HHSRS) regard to the property, The Owner being responsible for all costs involved.
- Inspecting the property quarterly to ensure compliance with the terms of the tenancy agreement and any other relevant legislation.
- Arranging any repairs, maintenance or replacements to the property or contents which come to or are brought to The Agent's notice and which The Agent considers necessary, up to an estimated cost of £150 (or such other amount as shall be agreed in writing) for any one item or job, The Owner being responsible for the cost involved. Where the estimated cost exceeds £150, notifying The Owner or their nominated representative who will be responsible for arranging and paying for such work or replacement.
- Taking appropriate initial action in the event of rent arrears or any other breach of condition of the agreement in an effort to remedy the situation. Where such arrears or breach persists, informing The Owner or The Owner's nominated representative who will be responsible for taking any further action and meeting any costs involved.
- Liaising with the tenant on a routine basis, arranging renewals of the agreement or check-outs, re-advertising and re-letting to new tenants as appropriate.
Letting Only Service
- Providing A rental valuation of the property and offering general advice as required.
- Providing legal and health and safety information with regard to letting your property, in accordance with current legislation.
- Advertising as necessary, interviewing and selecting tenants, arranging/carrying out viewings.
- Taking up references and credit checks as appropriate.
- Advising on the transfer of gas, electricity and telephone accounts.
- Collecting the first advance rental.
- Drawing up a standard Assured Short hold Tenancy Agreement and arranging signature by the tenant(s).
